What you can expect from the Council:

A Decent Home

With the exception of Leasehold properties, the Council must ensure that your home meets the government’s Decent Homes Standard.

A decent home meets the following four criteria:

a)      It meets the current statutory minimum standard for housing

b)      It is in a reasonable state of repair

c)      It has reasonably modern facilities and services

d)      It provides a reasonable degree of thermal comfort

A Safe home

The Council must comply with health and safety laws to make sure your home is safe for you to live in. This includes:

a)      Gas safety checks

b)      Smoke alarms

c)      Carbon monoxide detectors

d)      Fire safety

e)      Asbestos

A home fit for human habitation

The Council must ensure your home is fit for human habitation.  A home may be unfit if, for example, it has been neglected and is in bad condition, or there are problems with drainage or there is a serious problem with damp. There are other criteria that may result in home being unfit. For more information see here:

Notice when the Council wants to visit your home

The Council must give you reasonable notice of a proposed visit to carry out repairs or maintenance or to view the condition and state of repair of your home. We will normally give you at least 24 hours notice but more immediate access maybe required in an emergency. See your Tenancy Agreement for more information.

Accessible Services for Disabled Tenants

The Council must ensure that that services are accessible to disabled people as well as everybody else. For more information see here:
